Smyth County property records are officially recorded by the Circuit Court Clerk's Office in Marion, the county seat. The clerk records and stores deeds, deeds of trust, plats, liens, and other land instruments for all real property in the county. You can visit the clerk's office in person or mail a request for copies of recorded documents. Online access is available through the county's WebGIS mapping system and the Commissioner of the Revenue's public portal, which covers assessment data and ownership records. The statewide vacourts.gov system offers another way to search recorded land records for Smyth County.

Commissioner of the Revenue and Public Real Estate Portal
The Smyth County Commissioner of the Revenue is the chief tax assessment officer for the county. The office assesses all personal and business property, maintains real estate ownership information and tax rolls, administers local option taxes including meals and transient occupancy taxes, handles tax relief and exemption programs, and assists with state income tax returns.
The Commissioner launched a new public portal for real estate information through VGSI. You can access it at gis.vgsi.com/smythcountyva. Property data on this site is updated nightly. While every effort is made to keep information current, some data may be slightly behind and is provided for informational use only.
The Commissioner's office page is at smythcounty.org/departments/commissioner_of_revenue.php. The Commissioner is locally elected every four years and is one of five constitutional officers created by the Virginia Constitution. VGSI Real Estate Assessment Search
The VGSI portal at gis.vgsi.com/smythcountyva is the primary online tool for looking up Smyth County real estate assessment data. The site lets you search by owner name, address, or parcel ID and view property record cards with detailed assessment information.
The most recent general reassessment of real property became effective January 1, 2024. Smyth County conducts reassessments every four years or as otherwise determined by the Board of Supervisors. If the current schedule holds, the next reassessment will take effect January 1, 2028, with assessment activities starting in 2027.
Real estate taxes are based on the property's status as of January 1 of the tax year. This means the tax bill issued may not fully reflect very recent updates that appear on the VGSI site. When a building permit is issued, the change is noted to the contracted assessors who visit the property during that year to establish a value for the next January 1 assessment.

WebGIS Interactive Mapping System
Smyth County also offers an interactive GIS mapping system at webgis.net/va/smyth. This site was developed by Hurt and Proffitt, Inc. and was last updated in January 2026. It provides geographic data layers for parcel mapping across the county.

Treasurer's Office and Tax Payments
Smyth County real estate and personal property taxes are due December 5th each year. The Treasurer's Office is located on the ground floor of the Smyth County Courthouse at 109 West Main Street, Suite G024, Marion, VA 24354. Phone: (276) 782-4059. Fax: (276) 782-4060. Office hours are Monday through Friday, 9:00 AM to 5:00 PM EST.
Payments can be made online through the payment portal linked from the Treasurer's page at smythcounty.org/departments/treasurer. The county also accepts payments in person, by mail, or by phone through the automated system.

Circuit Court Clerk and Deed Recording
The Circuit Court Clerk's Office in Marion is where all land records for Smyth County are officially recorded. Deeds, deeds of trust, plats, liens, and other instruments affecting property title must be filed here to be enforceable against third parties under Virginia law. Title 55.1 of the Virginia Code governs the recording requirements and priorities for these documents.
To research a property's ownership history or verify whether a lien or deed of trust is recorded against a parcel, start at the Clerk's Office. Certified copies of recorded documents are available for fees set by state statute.
