Campbell County Real Estate Assessment Office
The Real Estate office in Campbell County is responsible for producing the Land Book each year and tracking all land ownership and tax assessments. The office assesses all new construction and new subdivisions each year and maintains records of land ownership transfers. State law requires that all property be assessed at 100% of fair market value and that uniformity be maintained throughout the county. Because Campbell County's population now exceeds 50,000, the reassessment cycle is every four years. The most recent reassessment was completed in 2023.
The Real Estate office provides several items for property research: an alphabetical listing of property ownership, a numerical listing by map number, tax cards on each piece of property showing how assessments were calculated for both land and buildings, and tax maps showing the basic outline of each parcel. The county's GIS office also maintains aerial photographs of the entire county.
Market value for assessment purposes is defined as the most probable price a willing and knowledgeable buyer and seller will agree upon in a fair and normal sale with no undue pressure on either party. The tax rate is set annually by the Board of Supervisors and applied to the assessed value per $100. The real estate office also provides property information online.

Campbell County GIS Maps and Property Data
Campbell County provides GIS data through its ArcGIS Data Hub at data1-campbellva.hub.arcgis.com. The purpose of this site is to make the county's authoritative GIS data available to the public. You can search, view, and download GIS data in multiple formats from this portal.
The GIS office maintains tax maps, aerial photographs, and spatial data for the entire county. The data hub provides access to property parcels, zoning, land use, roads, and other county-maintained spatial datasets. The site is powered by ArcGIS Hub and requires a modern JavaScript-enabled browser. You can also access GIS maps through the county's main GIS and Maps page at co.campbell.va.us/630/GIS-Maps.
The GIS maps are a good starting point for property research. Use the parcel viewer to find a property by address or location, get the tax map number, and then use that number to search the Real Estate office records or the Circuit Court deed index. GIS data is for general reference; recorded plats and deeds remain the legal authority for parcel boundaries and ownership.
