Poquoson City Assessor
The Assessor's office appraises all real estate in Poquoson and interprets and administers all laws related to assessments. The current City Assessor is Stephenie M. Love, RES. The office is located at 500 City Hall Avenue, Poquoson, VA 23662. Phone: 757-868-3080. Hours are Monday through Friday, 8:30 a.m. to 4:30 p.m.
The current tax rate is $1.14 per $100 of value. As an example, a house appraised at $100,000 would carry a tax of $1,140 per year. Each property owner receives a notice by mail on a biennial cycle when their general reassessment value is updated. Any property owner may request an appointment with the Assessor to review their values.
All new construction or improvements are assessed at the time they occur. The property owner will receive notice of any change. These values may be appealed first to the Assessor and, if still not resolved, to the Circuit Court. The Board of Equalization meets only for general reassessment hearings. Assessments are governed by two key principles: fair market value estimation and equality of appraisal across similar properties.
York-Poquoson Circuit Court Land Records
Poquoson is an independent city that shares its circuit court with York County. The York-Poquoson Circuit Court Clerk records all deeds, deeds of trust, plats, and other instruments that affect title to real property in Poquoson. The court is located at 830 Poquoson Ave, Poquoson, VA 23662.
All instruments must be recorded with the Circuit Court Clerk to be effective against later claims under Title 55.1 of the Virginia Code. Recording establishes constructive notice. Once a deed is recorded, it becomes part of the permanent public record and is accessible to anyone who wants to research the ownership history of a parcel in Poquoson.
The York-Poquoson Circuit Court Clerk maintains land records covering deeds and land records from 08/01/1953, financing statements from 01/01/1995, general miscellaneous documents from 01/03/1994, judgments from 01/02/1985, marriage licenses from 12/24/1866, and wills and fiduciaries from 07/31/1967. This depth of coverage makes the clerk's office an important resource for title research going back several generations.
Poquoson Secure Remote Access and VA Deed Alert
The York-Poquoson Circuit Court Clerk offers two important online services for land records. The Secure Remote Access (SRA) system provides access to public records available in the Clerk's Office seven days a week, twenty-four hours a day, including holidays. SRA covers land records, financing statements, general miscellaneous documents, judgments, marriage licenses, and wills.
Subscription to SRA costs $50.00 per month per user. Payments are prepaid through the online SRA system upon account creation. All payments are non-refundable, and subsequent payments are due on a schedule based on the subscriber type. An application and agreement is required for each user. Contact the clerk's office to start the application process.
The VA Deed Alert program lets residents receive electronic notifications whenever a document is recorded in the York County and Poquoson land records that matches names on their account. These alerts can flag potentially fraudulent activity, such as unauthorized deed transfers or filings. This program does not prevent documents from being recorded but provides timely notice so property owners can take legal action if needed. More details are at ypcircuitcourt.com/land-records.
Poquoson Real Estate Tax Inquiry
Poquoson's Treasurer provides an online real estate tax inquiry system at treasurer.poquoson-va.gov. This tool lets taxpayers check their tax bill status, search for accounts, and review payment history without visiting an office.
The system supports several search methods. You can search by name (enter last name, then first name), by street name (without a street number), by account number, or by parcel number. Each search method leads to a list of matching records. Select any record to view detailed account history, payment records, and current balance information.
The city also makes real estate sales data publicly available at ci.poquoson.va.us/157/Real-Estate-Sales. This data is authorized for public display under Virginia Code Section 58.1-3122.2 (1998). Sales data was last updated in February 2026. Note that resale of this information is prohibited except in accordance with a sublicensing agreement with the city.
Poquoson GIS Parcel Viewer
An interactive GIS parcel viewer for Poquoson is available through GeoPlan at geoplan.app/poquoson. The ParcelViewer application provides access to data from the city's assessment database and Geographic Information System. Users can look up parcel boundaries, ownership data, and assessment information tied to specific properties.
As with all GIS data, the parcel viewer is for general reference purposes. Recorded plats and deeds held by the Circuit Court Clerk are the authoritative source for legal acreage and ownership boundaries. If you need to confirm the exact dimensions of a parcel, a professional survey is the appropriate next step.
Under Virginia law, these records are public information. The Poquoson Assessor's data and the land records at the clerk's office are both open to the public during regular business hours. You can also access the Virginia courts SRA system through vacourts.gov for land record indexes. The assessor's office is the right place to start for valuation and tax questions; the clerk's office handles all recorded documents.
